I have a Real Estate License which in California is a real step up in in Property Management. In fact there are some sorts of Property Management you can not do without a real estate license. I have done a small amount of property management and Property Management can be tough. There are many forms and proceedures you must learn. You can spend much time at the court house. When you are a Property Manager you are really on call to work 24 hrs. a day for "Emergancy" calls. Now Kat, you look like a women of high inteligents: One who probably understand what an emergancy is. A broken window (In California a window must be fixed right away; we can not leave a tenant without a sure dweling, no matter who broke the window. We must at least put ply wood up) an over flowing toilet, (It will ruin a carpet and cause health problems), or the place is on fire. In property management, people will call you at 1:30 am because the nieghbors dog, (whom you have no control over because you don't manage that property) is barking. Or because they heard the pipes make a strange noise. They can not seem to understand the definition of an emergancy. Then there is the bussiness is bussiness attitude you must have in property management. If a single mother comes to you with three kids and already hasn't paid rent for a month because she lost her job because she couldn't find child care..... guess what, the company does not care and you represent the company. Therefore, you are forced to kick that family out into the streets.

Now there is, ofcourse, commercail property management. It is bigger numbers, more precise paperwork and more pressure, but the pay offs are very good from what I understand.

You have many request on the request board; one asking "How to end a frendship" When I saw this request I thought, ' If she is having a hard time ending a friend ship, she most likely has a big heart; if she has a big heart, she's not going to be happy in property management.' You would be much better off doing investment properties. I will write about that tommorrow and link it to this page.
